Until a deposit is received, we will be holding only Open Houses for this unit, no special appointments as we do not have an On-Site Leasing Assistant or Manager and need to travel out to the Property. The Open Houses will be set up based on the responses received, thus please watch for a return email on time/date for the next showing. Currently we do not plan to hold any open houses on the weekends or holidays or evenings! But might consider it, so watch your emails!

Each adult interested will have to complete an application. We will only take certified funds in person for the application processing fee (cashier's check or money order or cash, no personal checks). Our online process will take Credit cards. Application Processing Fees are not refundable, unless the Unit becomes unavailable.

We do work with Section 8/HUD program, must bring your voucher at the time of application, or submit as an attachment if applying online.

Nicely Landscaped Smaller Complex 11-Unit Building. The unit is located on 20th street; in the City of Santa Monica just south of Pico Boulevard and one block east of Santa Monica College.

Indoor Only Pet Cat, or Small Pet Dog (no dangerous breeds or mixes) limit one (1) accepted, and will consider other types of small Pets in Cage, Tank, Aquarium of 5 gallons or less. $250 Pet Deposit. We will require a photograph of the Pets, and if applicable, must be current on shots, etc.

Occupancy Standard- For a 1-Bedroom, we will only accept a maximum of 3 people (all ages), for a 2-Bedroom, we will only accept a maximum of 5 people (all ages).

We do require payment of Mandatory Renter's Insurance (added $15 monthly for just liability coverage for the Unit only) or you can provide Proof of a Policy, but it has to cover $100,000 liability and name the Property and Management Company as interested parties, or you are charged the $15.

We also do the California Rent Payment Credit reporting for a monthly fee, if you don't opt out.
